Farm & Land Value Calculator

Split your tillable and wooded acreage for a more accurate estimate than a single blended per-acre number — for farms and rural parcels across Williams, Defiance, Fulton, and Henry counties.

Estimate Your Parcel's Value

Per-acre baselines come from the same Ohio farmland-value reporting used in the property value estimator, not a single guessed number — but this is still a rough, automated estimate, not a formal appraisal or CMA. Actual value depends heavily on drainage, road frontage, and current market conditions.

Priced by the Acre, Not by the Parcel

Most farm properties in Northwest Ohio are some mix of tillable and wooded ground. Dave prices each portion on its own terms instead of applying one flat number across land that isn't uniform — this tool works the same way.

Dave is a licensed Realtor and auctioneer in Ohio and Indiana, so the choice between listing and auctioning your land is based on what fits, not on which service he'd rather sell.
Built around the agricultural calendar
A standing crop, an active lease, or harvest season all affect timing — Dave factors that into your sale plan.
Try the quick What's My Property Worth? tool instead for a faster, single-type estimate.

Questions About This Tool

Why does this tool split tillable and wooded acreage instead of one blended number?
Tillable ground is priced mainly on soil quality, drainage, and yield history, while wooded or non-tillable acreage is valued more on timber, recreational appeal, and building potential — the gap between the two can be significant. Blending them into a single flat per-acre number undervalues whichever type is actually worth more on your specific parcel.
How is this different from the quick property value estimator?
The What's My Property Worth? tool picks one land type (tillable, mixed, or wooded) for your whole acreage — fast, but less accurate for a parcel that's genuinely a mix of both. This tool lets you enter tillable and wooded acres separately for a more accurate split.
Does this account for a farmhouse, barn, or other buildings?
Only if you add your own estimate in the improvements field — this tool doesn't guess a building value for you, since that depends heavily on condition, size, and use. Outbuildings can add real value or real repair costs, and Dave can help you think through which applies to your property.
Does an existing crop lease affect the value?
It can affect both timing and price — a buyer needs to know what they're inheriting in terms of lease terms, and a seller needs that reflected in how the sale is structured. This tool doesn't factor in lease terms; talk to Dave about how an active lease affects your specific situation.
Can Dave help multiple heirs sell inherited farmland fairly?
Yes — this is one of the more common situations Dave handles. An auction in particular works well when several heirs need a transparent, market-driven sale price everyone can trust wasn't negotiated behind closed doors, though a traditional sale can fit some family situations better.
