Buyer Cash-to-Close Calculator

See roughly how much cash you'd need on closing day — down payment plus closing costs, minus any earnest money already applied.

Estimate Your Cash to Close

Closing cost estimate is a general planning percentage you can adjust — not a quote. Your lender's Loan Estimate will have the exact, itemized figures once you're under contract on a specific property.

Budget Before You're Under Contract

Buyers are sometimes surprised by cash-to-close because they only budgeted the down payment. This gives you a realistic total to plan around before you're mid-transaction and scrambling.

Questions About This Tool

What counts as 'closing costs' for a buyer?
Typically the appraisal, loan origination fees, title insurance, recording fees, and prepaid items like homeowners insurance and property tax escrow. The percentage here is a general planning estimate you can adjust — your loan estimate from a lender will have the exact, itemized figures once you're under contract.
Do I get my earnest money back if I don't need it as a credit?
Earnest money is applied toward your down payment or closing costs at closing, not an extra cost on top — this calculator subtracts it from your total cash needed for that reason. If a deal falls through under a contingency you're entitled to, it's typically refunded per your purchase agreement.
Does this include prepaid property tax and insurance escrow?
It's folded into the general closing cost estimate rather than broken out separately, since escrow requirements vary by lender and loan type. Ask your lender for the exact prepaid/escrow figure once you have a specific property and closing date.
Is a VA loan different for cash-to-close?
Often, yes — VA loans can allow $0 down and don't require PMI, which changes the down payment side of this calculator significantly. Try the VA loan calculator for a VA-specific estimate, including the funding fee.
How do I get an exact cash-to-close number instead of an estimate?
Once you're pre-approved and have a specific property under contract, your lender provides a Loan Estimate and later a Closing Disclosure with the exact figures. This tool is meant to help you budget before you get to that point, not replace it.
